The newly acquired office building with an area of 5,290 m² is located at Suttner -Nobel-Allee 7 in Bochum and is part of the O-WERK I CAMPUS, an innovation quarter under development on the site of the former Opel factory. The area is establishing itself as a new office market in Bochum and is geared in particular towards technology and science-oriented companies and institutions with a research focus and close proximity to universities. The entire area benefits from a good strategic location between the city centre and the University of Bochum and very good public transport connections.
The 5-storey property was completed in 2022 and is fully let on a long-term basis to six tenants, including Landmarken AG. In addition, the building has 108 parking spaces, including ten with charging stations for electric vehicles, as well as 36 parking spaces for bicycles. The property will be LEED Gold certified and impresses with its sustainable energy concept as well as a good environmental balance due to the use of the district heating network and the photo voltaic system.
